Sale of a site comprising 42 acres benefitting from outline planning for a new business park of 750,000 sqft B1 & B8 use, including contractual provisions safeguarding vehicular access and service easements to enable future development on the remaining seven acres.

Sale of a former farmyard with two vacant semi-detached cottages and a collection of four former agricultural buildings, extending to 3.44 acres. A planning review and indicative masterplan was drawn up to show the potential for up to 12 units, rather than the allocation for residential development for up to five residential dwellings.

Unconditional sale Phase B of a wider scheme for 800 dwellings to deliver 104 dwellings, including 30% affordable housing. The vendor was committed to service the site and pay all associated s106 costs. A package comprising a parent company guarantee, contractor warranties and a performance bond was agreed to mitigate the infrastructure delivery risk.

Sale of fully serviced parcels for 100 dwellings each (22% affordable housing) as part of a wider master developer-led scheme for 1,050 dwellings over a former quarry across 166 acres. The negotiated terms provided for a forward sale with completion to take place once servicing was delivered to an agreed specification.

Sale of a site comprising 40.35 acres with a proposed developable area of 12.60 acres. An OPP decision notice for up to 170 dwellings (60 affordable) with all matters reserved except for means of access was issued. The overall public open space provision amounted to over 25 acres, which included equipped area for play, multi-functional green space & an approved scheme of surface water drainage attenuation..

Sale pre-aution of a cleared, undeveloped site of approximately 1.74 acres benefiting from extant planning permission for 117 residential apartments. Despite it's good situation, the approved scheme was unviable and thus it had remained undeveloped for many years.

Sale of a parcel known as 'Mustangs' forming part of the Whitehill and Bordon regeneration scheme. A sale was agreed to a later living developer on a subject to planning basis. Planning permission was granted for 56 retirement apartments (4 storey) and a block of 10 flats.

Sale of a site comprising a three-storey Victorian property, formerly used as a residential children's home. The building extended to approximately 10,750 sq ft, being set in around 1.1 acres. It did not benefit from planning permission for alternative uses.

Sale of a site extending to 1.82 acres and comprising a large detached university building, arranged over nine storeys in parts. The building was surplus to requirements. Savills Planning prepared and submitted a pre-application on behalf of UCA which confirmed the principle of a residential use on the site. The Property was was openly marketed, with both unconditional and conditional offers invited.

Sale of a recently refurbished residential block of 24 flats all let on individual AST's, generating an annual rent of £400,000 per annum. The property was sold achieving a gross initial yield of 7.3%.

Development land disposal comprising 5.3 acres of which to deliver 46 dwellings, with 35% affordable housing. The client had the benefit of an option agreement on land adjacent to a previous scheme that they had developed, but did not wish to build out this smaller scheme and sought to undertake a 'back-to-back' purchase under the option with onward disposal to an SME developer.

The site extended to 0.82 acres and had an 1860's built detached dwelling situated upon it that was formerly the Vicarage. The site was sold with planning permission to convert the exisitng Vicarage into two four bedroom dwellings, the erection of a detached five and a three bedroom dwelling in the grounds and conversion of an outbuilding into a studio.

The site had a dilipadated Grade II listed house situated upon it and had secured planning permission and listed building consent for the conversion of the listed building into six private houses with a further four terraced units being built with the grounds, having succesfully argued the neccesity for enabling development. The site was sold with the benefit of this planning permission.

Unconditional sale of approximately 22 acres of agricultural land with associated dilapidated farm buildings. Savills had previously negotiated a promotion agreement with Gladman who went on to obtain outline planning permission for 135 dwellings (40% affordable). The sale provided for safeguarding measures for the owner’s adjacent retained land.
