CHALLENGE
As part of its broader commitment to reducing energy use and carbon emissions across its real estate portfolio, L&G set out to align its assets with organisational Net Zero targets. A key step in this strategy is the delivery of Net Zero Audits for their assets.
Our objective was to carry out Audits for six assets within its Leisure Fund to gain a clear understanding of each site's current energy and carbon performance, define tailored Net Zero targets, and identify the key actions needed to transition each asset towards Net Zero.

SOLUTION
Our team conducted site visits across the six retail and leisure assets to assess the current performance. These visits included meetings with the site teams and detailed data collection on energy use, systems, and building fabric. Using this information, we developed baseline energy and carbon profiles and identified a range of decarbonisation measures, from quick wins to longer-term infrastructure upgrades. Each site received a tailored action plan outlining the steps and timeline required to achieve Net Zero across both tenant and landlord areas while the impact of such measures to MEES and embodied carbon was provided on a qualitative basis.

RESULTS
The audits revealed that with targeted and strategic interventions, each asset had the potential to significantly reduce energy consumption and either meet or move closer to Net Zero targets. The process also highlighted the importance of accurate energy data, strong collaboration between landlords and tenants, and open communication. By equipping both landlords and tenants with the knowledge and tools to make informed decisions, the project laid the foundation for long-term sustainability across the portfolio.
