
CHALLENGE
A flex office in London, part of the Wellcome Trust’s portfolio, needed a clear decarbonisation roadmap to support the foundation’s strategic objective of achieving Net Zero Carbon across its direct investment property portfolio by 2050. Although the building had recently been refurbished, there remained a need to future-proof the asset against the 1.5°C CRREM pathway to mitigate stranding risks and maintain long-term market viability.

SOLUTION
Savills conducted a detailed site survey to identify the type, assess the condition and estimate the remaining lifespan of installed building services. This was further supported by a desktop analysis of metered energy consumption, as-built drawings and maintenance and operation practices. Two retrofit approaches were evaluated to assess their feasibility and impact: a phased implementation strategy and a full retrofit undertaken in a single stage.
Central to the analysis was the use of Carbon Pioneer, Savills Earth’s proprietary energy modelling tool. This platform enables rapid, early-stage exploration of decarbonisation technologies by leveraging pre-simulated dynamic thermal models, thereby streamlining performance estimation.

RESULTS
The final deliverables included a detailed technical report outlining the projected energy performance, carbon emissions, and cost implications of each retrofit scenario. A visually engaging summary report was also produced to highlight key insights and support strategic decision-making.
