In order to maintain continual improvement on RDI’s response to the GRESB real estate assessment, one of their corporate sustainability targets was to ‘independently verify the performance of their assets through portfolio certification during operation, refurbishment or new construction using appropriate green building certification schemes’.
BREEAM In-Use was chosen as the desired certification framework. This particular property is single-let by RDI to hotel management company RBH Hospitality Management Ltd (operated in conjunction with the Holiday Inn Express brand by InterContinental Hotel Group).
Savills conducted an initial meeting with the tenant site management team to discuss the certification process, to increase awareness of the site team, the client requirements and to capture their roles and responsibilities. On provision of limited evidence from the building management team, the initial BREEAM In-Use assessment analysis showed the rating potential to be on the cusp of a ‘Very Good’ outcome. Yet under moderation by our BREEAM In-Use Assessor, unless all initial aspects were able to be fully evidenced, then the assessment outcome presented a risk of dropping into the rating category below of ‘Good’. To avoid any loss of valuable assessment credits leading to a potential rating reduction and drop in score, Savills provided expert assessment advice supporting the landlord and asset management team to ensure the required aspects were obtained and quality checked, in order to ensure the content and correct evidence type, and were duly logged.
This BREEAM In-Use assessment achieved a ‘Very Good’ rating and score of 55.5 per cent for part 1 asset performance.
