Berkeley Homes sought to develop a residential scheme on this 10.69 ha site, achieving the maximum possible height and quantum of residential units, whilst working to create a new place on a tightly constrained site.

The policy framework for the site prescribed circa 1,500 units and a maximum building height of 12 storeys. The site was also isolated from the wider area and transport links due to rail lines and industrial land enclosing the site. Savills was therefore appointed to optimise the site and balance the significant upfront costs required to re-stitch the site back into its surroundings including a new entrance in to West Ham Station.

For the project, Savills worked closely with the client and a wide range of key stakeholders to present a robust case for the ambitious response to the site and secure their buy-in.

This enabled the approval of the largest planning permission permitted in the UK for 2018. The approved scheme delivered 3,810 new homes including c.1,000 PRS homes, significant new commercial space, a new secondary school, two new parks and tall buildings, including 4 buildings of 30 storeys and above. The significant public realm forms part of a grand vision to link West Ham to Bromley by Bow.
