Savills was instructed by an Australia-based client to work on an empty apartment within a Grade II listed building requiring full refurbishment due to severe water damage from a leak.
At the same time as renovating the property, we built a re-configuration of the layout into the project to increase the bedroom capacity and increase the future rental return of the apartment.
We consulted on design and layout of the new apartment reconfiguration, scoped out all works, acquired and reviewed tenders, appointed all contractors, consulted on the Grade II listed status and restrictions to allowed works, produced a full finishes specification and revised accordingly with client input – we fully supervised all works on behalf of the client.

The result gave a fully refurbished apartment delivered to a high standard on time and on budget. We were able to fulfil the clients immediate need to minimise any void period and lost rent whilst the property was inhabitable due to the water damage, quickly providing all necessary consultation and project management to deliver back a finished article ready for letting.
The property let before the project was fully complete and the new tenant moved in only a few days after the work was signed off. The project produced a 27 per cent uplift in rent for the client and an estimated increase in capital value greater than the cost of the works.
