
CHALLENGE
A 47-acre life sciences research site located within an area of high archaeological potential near a Roman road. The proposals needed to address uncertainty around the survival of archaeological remains and demonstrate that development could proceed without unnecessary constraints, despite the site’s sensitive historic context.

SOLUTION
Savills supported the redevelopment of the Campus, advising on archaeological considerations. We prepared a comprehensive archaeological desk-based assessment to inform the planning application, reviewing the site’s history and assessing potential impacts. Given the previous development that had already affected ground conditions, the assessment indicated a low likelihood of significant remains surviving.

RESULTS
Planning permission was secured without archaeological conditions, helping to de-risk delivery. The project enables the development of a major research campus while demonstrating a robust, proportionate approach to archaeology.
