North America is the most active continent for branded residences, with 260 completed projects and 116 currently under development.

These 376 developments represent 15% more than the Asia-Pacific region. However, when including Central and Latin America, the Americas feature 90% more branded residential developments than Asia-Pacific, the second most active region spanning two continents. This significant market share for the Americas dates to the mid-1980s when the first branded residence was developed. Until 2015, North America represented more than 50% of global market share while the Americas, as a region, dropped below 50% in 2021, demonstrating how geographically diverse branded residences have become in the last decade.

Whilst year-on-year growth in the region was below 10% for each year between 2020 and 2024, this growth is expected to return to double-digit figures between 2025 and 2027, which is notable considering the asset class is growing from a significant base. This is equally encouraging considering that Central and Latin America is picking up considerably and exhibits much potential. The subregion of Central and Latin America will realize year-on-year growth up to 30% in certain years and is expected to reinforce the Americas as a major region for such development activity.

Contributing to the strength of the region are two of the most active metro regions, with South Florida and New York as major global destinations for branded residences. Notwithstanding this, São Paulo is the third most active metro region and reflects the potential of South America, while resort destinations in Mexico appeal to purchasers of this asset class
