The market in 2025 has been far busier than it was in 2024, when we seemed to be in the ‘bottom’ of the current property cycle. There seems to be more buyer confidence out there for good commercial farms offering scale and infrastructure.

Earlier this spring, we sold a large commercial dairy farm in a great coastal location, which highlighted this and there was a positive response for another dairy farm in west Wales, with viewings from England, Ireland, and Wales. Seller profiles ranged from businesses consolidating existing farm structures and off-loading outlying units to others retiring with no successors.

Supply to the market was steady, with a greater number of smaller farms and blocks of farmland marketed. These attracted interest from buyers within the locality as well as further afield. Average values of farms and land remained broadly steady, with price falls in some cases when buyers were constrained by affordability.
