The farmland market across the South East performed well throughout the year and the number of successful sales so far this year indicates a sustained appetite for land across the region.

Around 14,800 acres were marketed across the region during 2025 to the end of September, a 21% drop compared to the same period in 2024. While this represents a tightening of supply, it is worth noting that last year was unusually active and so this feels more like a return to normal levels.

The South East continues to perform well and values remain stable, with a modest uplift of 1.1% recorded for the first nine months of the year. The average value of prime arable land in the South East reached £10,900 per acre but there are many examples of prices being achieved well in excess of this, both on the market and off the market, with quality and location continuing to command a premium. This stability is underpinned by strong buyer interest and limited availability.

Last year’s surge in supply gave buyers plenty of choice, but it also created some pricing pressure in certain areas. This year feels different and with fewer farms marketed the scarcity helped to support average values.

Looking ahead, the fundamentals remain strong and we expect the market to remain competitive for the right land. Limited supply is likely to keep values steady, and we may even see further upward movement if demand continues at current levels. Interest from both farmers and investors remains healthy, though wider economic factors such as interest rates and policy changes will play their part.
