When you instruct us to market your property to let, we must ask you a series of questions. 

If you’ve previously rented your property, it’s likely you’ll have most of the information we need at hand already.  However, new ‘Material Information’ guidance means the list of questions we must ask is now longer.

Material information covers anything an individual would need to know about a property to enable them to make an informed decision about whether to view and afterwards place an offer on a property.

By potential tenants having this information upfront, it’s likely to reduce both the negotiation time as well as the risk of a tenancy not proceeding.

National Trading Standards has supplied a list of what you might need to tell us, why and how the information can be found.  You must also include any other unavoidable costs of renting your property.

What you can do to help

Material information must be provided at the time your property is marketed. Gathering all documents and sharing anything you can think of with us as soon as you decide you’d like to let your property, will significantly speed up the time it takes us to get your property on the market.
