HOW DOES THE HOUSE VALUATION PROCESS WORK?

Our team will visit your property in order to get an accurate impression of your home’s condition, its layout and take note of any unique features it may have. Once this assessment has been made, we will then be able to provide you with an estimate of how much your property is likely to sell for in the current market conditions.

We use references to similar properties in the area that have recently sold or are on the market, and for more remote properties, further local property conditions will be assessed, including what local amenities there are in the area, as well as the area’s selling history.

Each valuation we undertake is led by directors individually, with over a quarter of a century of experience, all of whom are directly involved with every instruction, no matter the size or type of property.

Undertaking a house valuation gives you a reflection of the fair market value of your property. If you are looking to put your property on the rental market, a valuation also gives you a much clearer idea of what a competitive rental price for your property is before you look for tenants.

Understanding the value of your home also helps the buyer apply for the mortgage as a lender will want to ensure the property is worth what the buyer is planning to pay for it. It is important to note that a house valuation is different from a mortgage valuation. A mortgage valuation is undertaken by the lender and is it for the benefit of them to understand whether the property will act as viable security for the loan you’ve asked for.

Compared to a house valuation, a mortgage valuation is often less thorough, with some lenders opting to rely on recent sales data to compile a short report and not always choosing to visit a property.
