The prime Knutsford area market above £500,000 has shown resilience so far this year despite speculation around potential property tax reforms, which have impacted supply. Whilst new instructions fell by -11% during the first nine months of this year, the number of agreed sales increased by +16%. Consequently, the level of available stock has dropped but it still remains a third above the long term average.
As a result, across Cheshire, prime property prices were level in the three months to September 2025, this leaves them almost the same to the year ago. However, they remain +8.1% higher than March 2020, pre-pandemic.

The average second hand sale property price in the civil parish of Knutsford was £557,590 in the 12 months to June 2025, according to the Land Registry.

Across Cheshire, rents for prime properties were up by 0.4% over the third quarter of 2025. This leaves them 3.0% higher than a year ago. Whilst the local market continued to return to seasonal patterns, with a wide choice for tenants. Therefore, well-presented and accurately priced properties remain essential to securing the best deals
Outlook
Looking ahead, the anticipation of potential tax changes will continue to weigh on sentiment across the prime UK market. Meanwhile, the prospect of any further rate cuts this year has also receded, given higher than expected inflation and muted economic growth. In that context, the resilience of prime agreed sales has been testament to the underlying demand.
Sellers who persevere and seek to press ahead with their sale are recognising the continued presence of motivated buyers in the market. Indeed, the number registering with Savills to purchase a prime property in the Knutsford area was 55% higher in the first nine months of this year compared to the same period of 2024. The pool of buyers may see some growth in the immediate aftermath of the Budget, with the benefit of more clarity.
The prime Knutsford housing market will remain robust as the value gap compared to London and the South East and quality of life, alongside the strength and depth of Manchester’s economy, means there’s more capacity for growth.
We expect the market here to outperform the overall UK market over the next five years with total price growth across the North West during this period to be 31.2%.
