Located in the London Borough of Camden, Hampstead is predominantly served by the postcode districts of NW3, covering the main village area, as well as NW6, N2 and N6. The highest value neighbourhoods lie in the NW3 postcodes, where property prices averaged £1,530,114 over year to June 2025, according to the Land Registry.

Across Hampstead, specifically the local area covered by Savills, average property values range between £1,306,000 to £1,925,000 over the year to June 2025. Whilst the highest value neighbourhood sits within the NW3 7 postcode sector (£1,925,294), properties across N6 6, where second hand sales average £1,660,921, have seen the strongest price growth. Over the last five years, prices have increased by 38% across the N6 6 neighbourhood.

Shifting to Hampstead’s surrounding areas, the average property prices across the London Borough of Camden, the local authority in which Hampstead sits, is £1,176,036. This is higher than the majority of surrounding boroughs, including Barnet and Islington where property values average £744,367 and £813,330 respectively. Whilst property values remain higher across the City of Westminster (£1,518,128), price growth over the last five years remains stronger across the London Borough of Camden at +5% versus -7% in the City of Westminster.

Prime sales market

Across Hampstead, prime property prices fell by -1.4% over the three months to September 2025, leaving them -2.1% lower than a year ago. Properties that have been priced correctly continued to attract interest and offers, and we have seen a steady flow of new buyer registrations.

Hampstead predominantly attracts upsizers, comprising 78% of Savills buyers over the 12 months to October 2025. Popular amongst families, Hampstead offers excellent educational options as well as an easy commute into employment hubs. Additionally, the market typically attracts clients across Greater London, with 64% of buyers moving from within the London Borough of Camden.

 

Prime lettings market

Across Hampstead, prime rents were up by 1.9% over the third quarter of the year. This leaves them 5.0% higher than a year ago. This growth has been underpinned by needs-based tenants, particularly families for whom Hampstead holds a strong appeal. Additionally, houses outperformed flats, as prime rents increased by 2.5% compared to 1.6%, over the three months to September 2025.

Although the local market continued to normalise, expectations on rent levels between landlords and tenants continue to be misaligned. Therefore, accurate pricing remains essential to securing deals.
