Located in the London Borough of Hammersmith and Fulham, Fulham is predominantly served by the postcode districts of SW6 (Fulham, Parsons Green etc.) and W6 (Fulham, Hammersmith and Ravenscourt etc.). The highest value neighbourhoods fall within the SW6 postcode district, where property sales averaged £1,143,994 over the 12 months to April 2025. This sits alongside average values of £968,041, within the W6 postcode, according to the Land Registry.

Shifting focus to Fulham’s surrounding areas, average property prices across the London Borough of Hammersmith and Fulham, the local authority in which Fulham sits, total £962,090. Whilst predictably lower than the neighbouring Royal Borough of Kensington and Chelsea (£1,979,619), this remains higher than the London Boroughs of Richmond upon Thames (£911,320) and Wandsworth (£802,578).

Prime sales market

Across Fulham, prime property prices decreased by -0.6% over the three months to June 2025, leaving prices down by -0.7% on the year previous. However, prime sales remained up by 9.5% in March 2020, before the pandemic. 

Fulham predominantly attracts upsizers, comprising 88% of buyers over the 12 months to June 2025. Popular amongst families, Fulham offers excellent schooling options as well as an easy commute to employment hubs. Additionally, the market typically attracts clients across Greater London, while approximately half (54%) of buyers move from within the London Borough of Hammersmith and Fulham or the neighbouring Royal Borough of Kensington and Chelsea.

Prime lettings market

Across Fulham, prime rents increased by 0.8% over the second quarter of 2025, and were up by 3.3% over the 12 months to June 2025. This growth has been underpinned by demand from needs-based, often domestic tenants. 

Tenant demand remains strong across Fulham, as the market continues to attract families. Best-in-class properties continue to perform strongly and generate the greatest interest, and managing rental expectations between landlords and tenants remains key to securing tenancies.

Outlook

Looking forward, we expect market sentiment to remain cautious over the short to medium term. 

As demand in Fulham is driven by needs-based buyers, the prospect of further base-rate cuts and a more competitive mortgage market is likely to stimulate activity from committed, debt-dependent buyers. However, with a wider choice of properties available, vendors should remain realistic in their pricing expectations and be alert to buyers who are truly motivated. 

For the prime rental market, we continue to expect demand to be underpinned by the balance between supply and demand. The anticipated Renters’ Rights Bill has prompted some uncertainty from landlords and will put upwards pressure on rents, as supply faces potential constriction. 

This sits on the backdrop of global volatility and tight economic conditions domestically, as price sensitivity continues to remain a factor across the market.
