Village 7 project edges closer with latest planning approval secured by Savills

Savills has secured approval for the first residential Reserved Matters Application (RMA) at Village 7 in East Hertfordshire.

This success represents the latest significant milestone in the delivery of the 1,500 home Village 7 and the wider 10,000 home Gilston Area.

Acting on behalf of Taylor Wimpey, the RMA secured by Savills Planning includes access, appearance, landscaping, layout and scale for 276 new homes, significant public open space, play provision, sustainable drainage and associated works.

The RMA follows detailed negotiations with East Hertfordshire District Council and Hertfordshire County Council, involving planning, urban design, sustainability, landscape and arboriculture, housing and the lead local flood authority and Highways.

This latest development builds directly on the successful Phase 1A infrastructure RMA and the previously approved Village 7 Masterplan and Design Code.

Of the 276 new homes, 65 will be delivered as affordable, with a mix of affordable rent and intermediate products. The scheme also incorporates a range of measures to support the ambitious sustainable travel vision for the Gilston Area and its 60% sustainable mode share target, including extensive walking and cycle infrastructure and cycle parking provision.

Jane Barnett, Planning Director at Savills, says: “This approval establishes the first residential phase at Village 7 and provides an important platform for continued housing delivery and supporting infrastructure across the wider village. This latest achievement delivers on Taylor Wimpey’s target to start on site and build early homes which are in much need and demand. It also demonstrates strong collaboration with wider technical service lines within the Savills network in support of the proposals.”
