According to the international real estate advisor, 2026 take-up to the end of Q3 was just 2% lower than the same period in 2025, but with over 1 million sq ft of mix-box space currently under offer it anticipates that the total amount of mid-box space taken in 2026 will reach 2025’s level of 5.51 million sq ft. Savills says that the London and Manchester sub-markets have already seen regional take-up exceed 2025’s full-year levels with three months still left in 2026.
According to Savills, the supply of prime mid-box space has fallen 4% compared to Q3 2025, with five of the eight regional sub-markets it tracks witnessing annual falls in available space. Total supply across the country stands at 1.58 years’ worth of space.
Kiran Bhalla, Logistics Research Analyst at Savills, comments: “2026’s mid-box market has continued to prove very resilient, despite wider macroeconomic events, with all indicators pointing to full-year take-up hitting, or exceeding, 2025’s levels. Looking ahead, the sector should continue to benefit from a continued robust occupier market, with some industries that typically favour mid-box space – most notably the manufacturing, 3PL and wholesale sectors – showing signs of sustained business growth.”
Toby Green, National Head of Industrial and Logistics at Savills, adds: “While there are nuances across the regions, overall the Mid-Box market has had a good year. Supply remains constrained, with the Leeds market seeing the biggest decrease over the last year, with a 39% fall in supply year-on-year and therefore good rental growth prospects in the short term.”
