The approved scheme is a significant investment in Sutton’s education infrastructure. Developed in partnership with Sutton College and award-winning RCKa Architects, the proposals will deliver a high-quality civic building that responds positively to the Sutton Town Centre Conservation Area and acts as a landmark gateway to the High Street.
The project is a cornerstone of the Council’s wider town centre strategy. It will help revitalise the northern end of the High Street, increase footfall, support local businesses, and release space within the St Nicholas Centre for other uses contributing to the diversification and long-term resilience of the town centre.
The scheme, which has also been closely aligned with the Elm Grove masterplan (ensuring a coordinated approach to town centre renewal), will deliver:
- 2,200 sqm of purpose-built educational floorspace;
- BREEAM Outstanding sustainability credentials;
- 74% biodiversity net gain; and
- A landmark civic presence at the northern gateway to the High Street.
With expert input from Savills Heritage & Townscape, the team successfully demonstrated that demolition of the existing building within the Conservation Area would be mitigated by strong contextual design and compelling public benefits. This approval represents another major step forward for Sutton’s regeneration ambitions and a flagship project for the Council’s Regeneration and Delivery Team.
Jane Barnett, Director at Savills, said: “This planning approval is yet a further example of Sutton Council’s effective town centre regeneration across numerous sites and now with the delivery of a centre of excellence education facility with substantial public benefits. We were very pleased with the result and grateful for the constructive and collaborative approach with officers to ensure the scheme will be viably delivered. Ultimately a sound decision by Members at Planning Committee.”
Ollie Wheeler, Senior Planner at Savills, added: “The applicant team worked hard to meet the client and College’s needs and achieve fast timescales to determination, assisted by proactive officer support throughout”.
