The total site extends to 5.96 acres and is split into a caravan park and two mooring areas.
Dovecote Riverside Caravan Park is an attractive, established holiday park, licensed for 40 holiday caravan units, with planning permission to operate between 1 March and 31 December each year. Currently it is developed for 38 single static units, all of which are owner occupied. The caravan park has a longstanding, loyal client base with some owners having had units for 20 years plus. Eight units are on 10-year licence agreements and the remaining units are on annual rolling agreements.
Dovecote Moorings comprises riverside moorings, a touring caravan park with six pitches, and a two storey house which has been converted into office accommodation. The site provides riverside moorings along the River Avon for up to 24 cruiser, wide beam or narrowboats.
Additionally, there is a floating pontoon, known as Forest Bank Moorings, which was constructed in 2013 to a high specification on a cantilever system. It provides 17 berths, each benefitting from electric hookups. The basin benefits from a private, enclosed gravel surface car park, which is to the south of the site.
The property is set on the picturesque River Avon frontage and overlooks Bidford Golf Club. The River Avon provides a scenic route for boaters, spanning from Northamptonshire through to Tewkesbury, to the easternmost tributary of the River Severn.
Kay Griffiths, Director in the leisure and trade related team at Savills, comments: "This is an attractive and well-established holiday park which benefits from river moorings. Sites like these rarely come to market so we expect this to receive healthy interest from both owner occupiers and investors looking to add further value and improve revenue generation through increasing mooring occupancy and reviewing the current pitch fees.”
