CHALLENGE

Bewilderwood is a successful family visitor attraction, based around a children’s story book and involves interactive play and adventure in a woodland setting. Starting with the Norfolk site in 2007 and having opened the Cholmondeley Estate site in Cheshire in April 2021, the client wished to find a suitable location for a third visitor attraction, servicing the West of London.




SOLUTION

Having agreed the site requirements, potential lease terms and geographical parameters with the client, the Savills Tourism, Leisure & Events (TLE) team, with the assistance of the Geographic Information System team and appropriate regional offices, drew up a long list of potential sites.

Having then narrowed this list down to eight sites, the TLE team visited each of them to assess suitability, meeting with the owners and then further narrowed down to a final short list of four sites for the client to visit.




RESULTS

The Bewilderwood team visited four sites, selecting two sites which most closely matched their requirements and with whom lease negotiations are now on-going.

The TLE and Savills Rural Management teams extensive knowledge of the region and landowners within the target area allowed for an extensive initial long list to be drawn up. The instruction was delivered on time, within budget, allowing Bewilderwood to take the next steps in securing their West of London venue. As a result of this piece of work, the client subsequently instructed the TLE team to carry out an identical exercise to the East and South of London in early 2022.

We used the Savills Tourism, Leisure and Events team to identify suitable estates for a third Bewilderwood woodland site in the south of England, initially west of London and secondly, in Kent or East Sussex. Simon and his team did a thorough and efficient job, resulting in a number of viable options which we are now pursuing though the Planning stages.
