CHALLENGE
Delivered within a constrained live city-centre environment and highly sensitive heritage setting, the project formed the first phase of the theatre’s long-term regeneration strategy. A fixed reopening deadline ahead of the 2025 pantomime season required rigorous programme control, proactive risk management, weekly contractor coordination and rapid decision-making to maintain momentum.

SOLUTION
The project included full replacement and reconfiguration of auditorium seating and balcony geometry to improve sightlines and accessibility; significant upgrades to stage lighting, AV and theatre technical infrastructure; refurbishment of dressing rooms and backstage areas; front-of-house toilet and circulation improvements; restoration of heritage shopfront and façade elements; and extensive MEP and life-safety upgrades integrated within the historic fabric.

RESULTS
The completed project has transformed the operational capability and visitor experience of the theatre, while safeguarding its heritage significance and ensuring the building is fit for the next generation of productions. The project was delivered on programme, within approved budget, and to an exceptionally high quality of finish despite significant programme pressure.
