
CHALLENGE
Some of Mirastar’s European assets were identified as having opportunities for performance and carbon improvements, due to outdated systems, inefficient building fabric, and carbon-intensive tenant operations. To unlock their full potential and support long-term resilience, the team was tasked with developing strategic, asset-specific Net Zero roadmaps aligned with broader ESG and investment goals.

SOLUTION
Phase one involved quantifying the current operational emissions of the portfolio. We utilised energy data and industry benchmarks to estimate the carbon footprint of the assets. This estimation was further validated by employing energy models tailored to represent relevant clusters.
Phase two involved undertaking feasibility studies to identify suitable intervention measures for building fabric, systems, and tenant activities, predicting energy performance and developing asset specific Net Zero roadmaps. This involved utilising dynamic energy modelling to generate a ‘digital twin’ for each asset to predict the current and future energy consumption.

RESULTS
Our work demonstrated the baseline stranding risk of each asset and compared it against the predicted risk following refurbishment interventions. This enabled the client to identify the refurbishment projects in order to future-proof their portfolio, mitigate stranding risks, and progress confidently towards their Net Zero targets.
