CHALLENGE
The challenge was to develop a clear and actionable decarbonisation pathway for the Howard de Walden Estate’s (HdWE) head office in Marylebone, while using the project as an educational tool to build internal understanding of Net Zero carbon principles. Although the building had recently undergone a high-quality refurbishment, the focus shifted to identifying further optimisation and energy-saving opportunities that could elevate its performance in line with HdWE’s Net Zero carbon aspirations.

SOLUTION
Our team conducted a thorough site visit and review of installed services, metered energy consumption, maintenance and operation practices. This data was then used to develop a ‘digital-twin’, employing Dynamic Simulation Modelling to simulate the building’s operation, compare it to in-use data, and identify its Net Zero potential against relevant frameworks and benchmarks. We then developed a bespoke decarbonisation pathway, addressing optimisation opportunities in building services, management and operation. The installed services, the building’s potential to incorporate more energy saving technology, the cost and ease of implementation influenced this process.

RESULTS
The outcome was a comprehensive report, detailing each step of the pathway, including improvements in building services efficiencies, optimisation and metering strategies, associated costs and a suggested implementation timeline. This work not only future-proofs the building and enables an EPC A rating but also serves as a valuable pilot study for HdWE’s effort to decarbonise their portfolio.
