CHALLENGE
After providing the client with acquisition TDD (Technical Due Diligence) on this 64 acre development site, we obtained planning consent for and project managed the delivery of delivered c.1m sq ft of new-build Grade A logistics space. Baytree’s customer; Rhenus Logistics UK Ltd, sought a new UK headquarters campus consisting of a UK head office and two highly sustainable warehouses.
SOLUTION
We managed the design team to create a scheme to minimise embodied carbon and maximise operational energy efficiency. We used materials such as Glue-Laminated Timber and Cross-Laminated Timber to save c.1,000 tonnes of carbon compared with a traditional steel and concrete structure. Two MUGA (Multi-Use Games Area) pitches were installed and the client now sponsors the local U-13 girls’ football team who train at the facility.
RESULTS
The scheme achieved BREEAM Outstanding Fully Fitted (one of the first in the UK to do so) and won ESG Initiative of the Year at the 2023 IAS awards.
