CHALLENGE
The opportunity to adopt the WELL Health-Safety Rating across King’s Cross presented the ideal framework for consolidating existing health, safety, and wellbeing processes and documentation established across the estate.

SOLUTION
Twelve locations across the estate met the eligibility criteria and were in scope for the rating. To achieve the rating, a full review was conducted of all existing procedures for emergency preparedness, cleaning and sanitation, air and water quality management, health service resources, and stakeholder engagement and communication to ensure they were aligned with the rating’s requirements.
The King’s Cross Estates Services team was supported in making any necessary enhancements to the existing procedures to achieve compliance, including:
- Existing cleaning procedures were formally documented onto an estate-wide cleaning plan, including a full review of all cleaning products used against the guidelines provided within the rating and the creation of an inventory of areas requiring enhanced cleaning;
- Further health-related considerations were added to emergency planning documentation, including the development of a business continuity statement, a healthy re-entry procedure in the event of various emergency scenarios, and documenting an inventory of first aid kits and defibrillators within 100 meters from all occupiers;
- Air and water quality management procedures were formally documented, and the water quality monitoring scope was enhanced to be in line with the rating requirements on water testing, which go beyond statutory requirements;
- Greater communication regarding health resources and programmes, amenities, and policies was delivered to all site-based employees.

RESULTS
The achievement of the rating at King’s Cross Estate was seen as a beneficial process. It gave the key operational stakeholders the opportunity and framework to review existing procedures and documentation against best practice guidelines, as well as assurance of the quality and robustness of the current operational procedures governing the safe and healthy running of the estate.
The WELL Health-Safety Rating includes 23 features and additional innovation features. Compliance with a minimum of 15 features is required for rating achievement.
20 features were achieved across 12 locations at King’s Cross in a multiple-location project completed in August 2024, when the estate was awarded the WELL Health-Safety Rating.
