CHALLENGE

Federated Hermes approached the Savills Sustainability team to assist with obtaining ModeScore certification for the Wellesbourne Preston Park built-to-rent residential development in Brighton, to demonstrate its mobility, local transport and connectivity strengths. 




SOLUTION

Building-specific information and documentation were collated and reviewed to assess the residential development against the ModeScore scorecard and the following strengths highlighted:

1. Public Transport: Several bus services run directly past the site on Preston Road. These include local routes within Brighton and Hove as well as long-distance services. Bus stops for services in all directions can be found immediately outside the site and no more than 200m away. The site is approximately 700m from London Road train station and 1.1km northwest of Brighton central railway station. The station is the principal rail station in the city. Southern, Gatwick Express, Thameslink, and First Great Western operate services out of the station.

2. Private Vehicles: The development has 108 parking spaces, including 20 accessible spaces for disabled persons and 11 spaces with electric vehicle charging points. There is provision to provide a further nine electric vehicle charging points. Enterprise operates the car club bays nearest to the development. Car clubs provide members with easily accessible vehicles for short-term hire, providing a lower fixed-cost alternative to car ownership.

3. Active Travel: The development has secure cycle parking for residents and visitors. There are 437 cycle spaces at ground and basement level, a mixture of Sheffield and two-tier stands and 22 bike lockers. Ten visitor spaces are proposed atground level. There is also a Beryl cycle hire scheme in Preston Road, near the main building entrance of the development.

4. Site-Wide Mobility: A delivery service route is available and any deliveries to the Wellesbourne site are provided with, and must abide by, the rules for delivery contractors. Vehicles delivering equipment/supplies for contractors are allowed a short delivery duration. There is a residents parcel room available on the ground floor, as well as short-term bike spaces.




RESULTS

Wellesbourne, Preston Park achieved ModeScore Gold: 70% (84/120), which includes ActiveScore Silver (52/100).

A further benefit of achieving ModeScore Gold (or Platinum) certification is that this can be submitted as part of the supporting documentation towards any future BREEAM In-Use certification credits for implementing sustainable transport options, should BIU be pursued.
