PORTFOLIO SUSTAINABILITY
The Crown Estate has set itself an ambitous target to become a net zero business by 2030 and climate positive thereafter. Savills has a retained sustainability mandate to help support and deliver The Crown Estate’s ambitions in its regional portolio (high-end retail and leisure destinations) liasing with site teams and coordinating portfolio wide initiatives around energy and waste efficiency, green travel, ecological improvements and community impact. Via Savills Earth we resource each of The Crown Estate’s requirements with the best advisor to help it deliver its sustainabilty objectives across the portfolio.
We have set ourselves ambitious targets to respond to the environmental emergency. This won’t be easy, but we know that working closely with our partners will be vital to help tackle the challenges facing our planet together. We are pleased to be working with Savills as our Managing Agents of our regional and rural portfolio, to help deliver strong customer service for our customers and visitors and integrating sustainability initiatives as part of our approach to active asset management.
Jane Wakiwaka - Head of Sustainability, Real Estate (The Crown Estate)
Savills Earth advisors currently support The Crown Estate in the following areas:
BIODIVERSITY & ECOLOGICAL ASSESSMENTS
Utilisation of The Crown Estate’s ecological valuation baseline to determine locations where landscaping improvements would increase biodiversity and maintain or increase ecological value of an asset.
WASTE & CIRCULAR ECONOMY
A programme of waste site audits and compliance, consolidating the waste requirements and tendering a pay by weight offer that is set to deliver cost savings and increase capture of materials for reuse and recycling whilst exploring circular solutions for timber, plastics and fabrics.
PROCUREMENT
Working closely with utilities suppliers to provide a net zero utilities procurement package. Exploring renewable energy and green gas contracts and using market insignts and buying power to purchase volumes at optimal rates. Procurement of waste management contractor services with a focus on client specific requirements around sustainability, innovation, the waste hierarchy and circular economy and site level engagement to drive improvement and change behaviour.
LOW CARBON TRAVEL
Implemented a network of charge points at the majority of The Crown Estate sites. Going beyond 106 agreements, Savills delivered travel surveys (through its Insight app) targeted at The Crown Estate’s customer employees, walkability scoring, site infrastructure maps and occupier engagement. Through multi-party stakeholder engagement with local authority, transport consultants and The Crown Estate development team, we have ensured a cohesive sustainable travel solution is delivered, as showcased at Fosse Park.
DATA, ANALYTICS & BENCHMARKING
SavIQ our data management and reporting platform is implemented across the regional portfolio, acting as a data warehouse, connecting those involved at site level with the data. It allows access to the reported data, automated consumption level variation alerts, site feedback collation and graphic reporting. REEB and GRESB requirements are also incorporated to enable effective benchmarking.
SOCIO-ECONOMIC VALUE MODELLING
Supported The Crown Estate in an exercise to understand the potential of its regional retail assets to add additional social and environmental value that improves the resilience of the asset and contributes to its aspirations around value creation, purpose and social impact. A baselining and raking methodology and value creation framework were created in collaboration with key knowledge stakeholders.
RURAL MANAGEMENT
To provide an understanding of the opportunities to maintain and enhance the sustainability value of The Crown Estate’s rural holdings. This was delivered through the creation of a quantitative natural capital baseline and a summary carbon balance for each estate, as well as policy and scenario modelling around several alternative land management practices. The advice was designed to help develop a sustainability strategy whilst giving due regard to other performance requirements in the context of a let portfolio; to identify and balance the opportunities flowing from increased sustainability against a number of wider investment and business needs.
