CHALLENGE

Tritax Management LLP is the investment manager of multiple entities, including publicly listed REITs and real asset private equity funds. As the largest logistics assets investor in the UK, Tritax faces unique challenges in advancing its ESG performance, particularly within the GRESB framework.

Savills has supported the GRESB submission for four Tritax entities since 2021. A key challenge in this process is that most of Tritax’s assets are with Full Repairing and Insuring (FRI) leases, meaning that operational control over sustainability initiatives is limited. This makes engaging occupiers on sustainability matters and improving the coverage and quality of utility consumption data critical challenges. Additionally, Tritax seeks to use GRESB not merely as a reporting exercise but as a strategic tool to drive tangible ESG improvements across its portfolio.

To address these challenges, Savills developed a tailored and proactive approach to GRESB reporting and ESG integration for Tritax.

Bespoke Data Collection and Quality Enhancement

RESULTS

GRESB Performance Improvement: We successfully maintained and enhanced the GRESB star ratings across all Tritax entities, demonstrating sustained ESG progress year over year.

Occupier Data Coverage: Our engagement efforts resulted in a significant increase in occupier data coverage, with all entities achieving at least 70% coverage and one entity exceeding 90%.

Improved Data Quality: By addressing anomalies and inconsistencies in utility data, we helped Tritax and its occupiers enhance the accuracy and reliability of their sustainability reporting.
