Savills is the lead consultant on this major development which is the largest residential allocation in Warwick District. The site was originally promoted by Savills through the Local Plan process for residential development and was subsequently released from the Green Belt as an allocation for 4,000 dwellings.

With a project of this scale and importance, we needed a planning consultancy that would both work well with the three Local Authorities involved, Parish Councils, talk to the local communities and work well with the rest of the consultancy team. Having worked with Mike Davies before on a project where we secured planning permission for 400 homes on an unallocated greenfield site, I had every confidence he, together with Jessica Graham and Chris Moore before her, would be the people to calmly take this project forward.

Savills was then retained to prepare and submit an outline application with all matters reserved except access in 2018 for the 2,500 dwellings, a primary school and secondary school and a district centre. Savills also provided EIA advice to support the application. As the site crossed two Local Planning Authority boundaries, significant dialogue was undertaken with the two authorities, three highway authorities and other relevant statutory and non-statutory consultees over the two year pre-application and post-application periods in order to overcome the key site constraints which was primarily related to highways impact.
Savills also represented Lioncourt Strategic Land at the CIL Examination and provided advice on infrastructure provision throughout the pre and post-application process.
The application was approved by both Councils in December 2019 subject to signing of the S106 Agreement.
