Glan Llyn is the name given by St. Modwen to the redevelopment project on part of the former Llanwern Steelworks. Outline planning permission was granted in March 2010 for the complete transformation of the site. The scheme, which is one of the most significant new communities in Wales, will provide up to 4,000 new homes, a million square feet of employment space at the St. Modwen Business Park (formerly known as the Celtic Business Park), two primary schools and a local centre. All of this will sit in a new green and blue framework of open space and open water.
Savills undertook the full spectrum of planning activities at Glan Llyn from promotion through the local development plan, and continue to advise on the site’s redevelopment including reserved matters applications as well as the discharge of conditions. The Glan Llyn scheme is now well underway with nearly half of the site built out. This includes new infrastructure, the western park, first primary school, a local centre and a number of phases of new homes (including St. Modwen Homes’ first development in Wales). The approval of the Eastern Sub-Area Masterplan in 2020 unlocks the regeneration of the second half of the site - the remainder of the site - which includes a second primary school and play provision as well as two large lakes to add to the overall placemaking of the scheme. Glan Llyn is part of St. Modwen’s wider portfolio of large-scale regeneration projects underway in South Wales.
