The Central Ambulance Station formerly occupied the site, which was jointly owned by Bristol City Council and Homes England. Savills Planning assisted Linkcity with the initial tender to win the site. The team was then appointed as lead consultant, responsible for an extensive preapplication and consultation process, followed by the coordination and submission of a full planning application. Savills also provided CIL and viability advice.
Key issues included visual impact, heritage assets (listed buildings, scheduled ancient monuments and conservation areas) and archaeology (Bristol Castle walls). There were also significant constraints to resolve including notable level changes across the site, a large culvert and TPO trees. Savills Planning negotiated with the Council to agree the design and massing of the scheme in the context of these constraints. The proportion and mix of affordable housing were also negotiated and successfully agreed.
The collaborative approach Savills fostered with the Council and consultees, together with the high-quality design, enabled planning permission to be secured for a high density residential scheme which includes Bristol’s tallest building and one of the first PRS schemes in the City.
