CHALLENGE
A highly scrutinised and politically sensitive case involving a Green Belt site, a hyperscale data centre and a Grade II listed former farmhouse. The core challenge was securing a viable future use for the deteriorating listed building while enhancing its setting, alongside unlocking a major development opportunity within the Green Belt and navigating a highly politicised planning and appeal process.

SOLUTION
Savills provided strategic heritage advice, including a peer review of existing consultancy work and worked with the project team to inform the scale, siting and design of the proposals.

RESULTS
Following our peer review we acted as lead advocate from pre-application through to appeal, presenting expert inquiry evidence to the Planning Inspectorate. The appeal was allowed and planning permission granted, unlocking a major development opportunity. The outcome demonstrates our robust, evidence-led approach to delivering complex schemes in constrained and sensitive contexts.
