CHALLENGE

Out of the 26 buildings our client acquired from The Langham Estate, we were appointed to project manage 9 refurbishment projects. Our client requested all assets be refurbished and back on the market within 24-months of acquisition to an exacting standard. Most of the buildings had an EPC D rating or lower and the client wanted to achieve EPC B or above within the allocated budgets.

SOLUTION

We appointed a bespoke delivery team model of consultants and contractors that worked across the entire portfolio. This allowed us to manage quality at scale across many assets at once, as well as realising programme and commercial procurement benefits. We improved the street scape of all the properties, EUI, reduced maintenance liability and delivered them back to the top of the market to achieve ERV’s for the area.

RESULTS

Initially we completed the technical due diligence surveys for all assets as part of the original acquisition request. All the buildings amongst the portfolio were successfully completed on programme, within the specified budgets and exceeded our client’s expectations. On completion the projects now provide a modern and high-quality workspace for potential tenants, and our client was able to list these properties back onto the open market within their specified timeframes.
