Community Infrastructure Levy (CIL)

Understanding the impact that the Community Infrastructure Levy (CIL) will have on developments across England & Wales, our national CIL team combines planning, research and development expertise to ensure a multi-faceted, rigorous approach for your business.

The Community Infrastructure Levy (CIL) was enshrined in the CIL Regulations 2010 (as amended) and its take-up by Local Authorities has increased rapidly over the last 12 months; progress is underway in over 70% of English Local Planning Authorities.

CIL is effectively a tax on development, so once adopted it is non-negotiable even it if makes sites unviable. Depending on where you are in the country, and the type of development, your CIL charge can be different.

We act for developers, house builders, landowners, funds, institutions and public bodies and can help you and your business at every stage of the CIL process, from stakeholder workshops through to providing expert evidence at Examination.

Our specialist team includes planning and development expertise, but also draws upon a market-leading research team who can provide evidence to support development viability-led representations.

Our services cover viability appraisals; market-leading research; planning strategies; development viability-led representations and expert appearances at Examination. We also provide pre- and post-CIL planning advice to ensure your planning strategy maximises the benefits of CIL whilst minimising its impact.
