Investment Planning
Savills develops detailed investment plans prior to the delivery of large scale refurbishment programmes
How we can help you:
Our service is aimed to assist social housing landlords in developing an Investment Strategy and Plan that utilises robust data from a Stock Condition Survey and translates it into a deliverable programme of work set within the constraints of a financial business plan. The programme can be planned to an individual house level to facilitate detailed tenant consultation.
Our Expertise:
Our expertise has been gained through the planning and delivery of programmes in the social housing sector comprising of more than 600,000 dwellings with a combined programme value in excess of £7billion. Our expertise is therefore based upon practical delivery as well as a thorough understanding of the mechanisms used in developing a business plan and the underlying stock condition survey process. This enables us to bring together the multiple strands and objectives of an investment programme into a cohesive and transparent model.
Key areas are:
- Savills unique Local Investment Planning (LIPs) model that links into stock condition survey databases and GIS systems thus enabling numerical and visual representation of an agreed investment programme. The model can be subsequently used for assessing ongoing affordability.
- Inclusive Approach – Our investment planning approach is intended to be fully inclusive involving officers, residents and other stakeholders throughout the entire process.
- Linkage to procurement model - investment plans are linked to an overall procurement strategy aimed at delivering client objectives including wider economic and social benefits
- Planning for DLO’s – investment plans are developed taking into account the potential split of works between an internal DLO and external contractors. Instrumental in this is a thorough understanding of the DLO’s capacity and competencies which can be assessed by undertaking a healthcheck and developing a strategic improvement programme or business plan as required.
