Savills were appointed by the client to advise on the acquisition of a new flagship store within Glasgow City Centre. They asked specifically to identify available opportunities which met their requirement in terms of location, use class, rent and lease terms.

Our Solution:
Savills engaged with the client to have full understanding of the brief, prior to undertaking the site search. This involved setting parameters in respect of location, unit size and affordable rent. Thereafter a comprehensive site search was undertaken identifying opportunities within this criteria and this was reported to the client. Following more discussion with the client a preferred unit was identified. Detailed discussions then were undertaken with the landlord and their agent resulting in agreement on outline terms from which solicitors were instructed. Savills liaised with the solicitors and client through all aspects of the process providing advice as and when required until the acquisition was legally complete.
How we added value:
The client successfully secured a new flagship branch within Glasgow City Centre. Savills unrivalled knowledge and market intelligence were essential to the outcome. A detailed understanding of current market conditions allowed competitive terms to be negotiated to the benefit of the client. In addition Savills initiated a meeting between the client and the landlord which assisted in each parting understanding each others position and thus building a relationship as negotiations progressed.
