5 purpose built former care homes providing good quality and well specified accommodation with 150 bedrooms single en suite bedrooms across the portfolio. The individual unit sizes are small, geographically widespread and largely in lower value locations.
The Brief:
Savills was engaged by Anchor Homes to sell the 5 former care homes with vacant possession, but with fixtures fittings and equipment remaining. CQC registration had also been retained.
Our objective was to achieve a successful transfer, using a clear and transparent sale process whilst balancing the priorities timescale and best consideration.
Our Solution:
To achieve this we ensured that the widest target audience was captured via a high profile open marketing campaign with approaches made to our in house care and healthcare applicant database and adverts placed in the following:
- Estates Gazette
- Caring Times
- Local Press
- Savills website
The guide prices were set at:
Bargate - £950,000
Highdene - £1,100,000
Moorlands Hall - £1,200,000
St Clare’s House - £1,000,000
Thistledale - £800,000
How we added value:
We anticipated that the greatest demand for the properties would be from established local care home operators as apposed to residential development or other commercial uses and this proved to be the case.
All sales have now completed and the process took in the order of 9 months to conclude.
