ESOS, Heat & Energy Efficiency

Our Consultancy team helps clients navigate the compliance challenges and deadlines of energy efficiency regulations emanating from the 2012 EU Energy Efficiency Directive.

This service anticipates the forthcoming need for businesses to comply with the ESOS (Energy Savings Opportunity Scheme) Regulations 2014, enabling businesses to identify and ultimately implement energy saving opportunities.

In addition to ESOS, the team is also able to provide advice and manage their clients’ approach to achieving compliance with the Minimum Energy Efficiency Standards (MEES), and the Heat Network (Metering and Billing) Regulations.

 

ESOS:

You must act to achieve compliance if your organisation employs 250 people or more, or has an annual turnover above c.£38.9m, and an annual balance sheet above c.£33.5m.

Deadline: 5th December 2015.

 

Heat Metering Regulations:

Heat suppliers (including communal suppliers in a single building) must have registered with the National Measurement Office.

If there are more than 2 separate businesses using heat in the building then the regulations apply, if you are a landlord with a tenant business who you supply heat to, or even if your business is a tenant but you supply heat to sub tenants, then it's likely you will be a Heat Supplier and will need to comply.

Deadline: 31st December 2015.

Where technically and economically feasible heat metering must be installed in all heat networks

Deadline: 31st December 2016.

 

MEES:

All new or existing non-residential buildings over 50m² require an Energy Performance Certificate (EPC) when constructed, sold or rented out. Buildings above 50m2 with an Energy Rating of “F” and “G” are likely to be unlettable and unsellable without a substantial fine. This minimum standard may rise to include properties with an “E” rating.

Deadline: April 2018

 

Savills can work with you to improve the energy performance of your buildings, and to manage the implementation of any upgrades required. Many interventions may be available on a fully funded basis via an Energy Performance Partnership contract which Savills Energy call also facilitate.
