Cheltenham 6.5 miles. Cirencester 16 miles. London 90 miles. M5 (J.11a) 10.5 miles

Situation

Shipton Sollars Manor is situated on the edge of the village of Shipton in attractive rolling Cotswold countryside. The village offers two Churches and further local amenities are available in Andoversford (about one mile). The regional centres of Cheltenham, Cirencester and Oxford
provide more extensive cultural, educational and commercial facilities.

Direct trains run from Cheltenham to London Paddington, taking about ninety minutes, and the A40 trunk road provides excellent access to the M5, M40 and national motorway network. Bristol and
Birmingham Airports are both about fifty five miles away.

The area is renowned for its country pursuits with racing at Cheltenham, hunting with the Cotswold and water sports at the Cotswold Water Parks.

Description

The house is located behind a tall Cotswold stone wall, creating a tranquil and private environment. It is approached through one of three sets of solid timber gates from the village lane across a gravel drive, opening to a parking area to the front and side elevations of the house.

The house is Grade II Listed and believed to date from the early to mid 17th Century, with further additions in the later 19th and 20th Centuries and is constructed of limestone walls under a stone tiled roof.

The Manor has been extensively modernised over the years and offers excellent family accommodation with the benefit of good ceiling heights and many attractive period features.

Accommodation

The magnificent kitchen/breakfast room has an adjoining area with hand made units and centrally located five door Aga. The sitting/tv room is set off the kitchen and houses a music entertainment system which is also linked to the main reception rooms. The dining room and conservatory both
have southerly aspects over the formal gardens and a terrace area with direct access from the conservatory through French doors.

The master bedroom currently has an en suite bathroom, principal dressing room/sitting room/further bedroom and further galleried dressing room. The sitting room could convert back to an additional bedroom with access off the landing if required.

Coach House & Outbuildings
There is a range of traditional outbuildings which are laid out to either side of the Manor and constructed of Cotswold stone with stone tiled roofs. The traditional Coach House has garaging for two cars with the remainder having been converted to provide an independent flat and two
bedroom staff cottage.

The remaining outbuildings include a stable range providing six loose boxes, tack room and garden stores. Further outbuildings comprise a chicken house, boiler house and dog kennels with adjoining runs.

Pa rty Barn
This building is the most notable of the outbuildings and was converted from the former stables and hay loft to form a comprehensive party building with guest accommodation. Many of the original features have been retained including imposing roof timbers to the first floor. The accommodation
comprises: Farmhouse style kitchen/ breakfast room, dining room, snug, bar with separate cloakroom, billiards and games room along with two possible bedrooms and an en suite bathroom to one of these.

Gardens & Grounds
The sunny gardens and grounds have been well structured by south facing lawns to the rear of the house, leading onto formal gardens flanking a central yew hedge and path. The secluded swimming
pool, with wall mounted fountain, is located to the south west of the house and enclosed by mature trees. An adjacent dining area has views over part of the moat and towards the lake and fields beyond. A stream running along the eastern boundary of the property supplies various gravity fed ponds and the lake to the southern part of the gardens, providing a haven for wildlife. Alongside the stream on the eastern boundary are mature trees and a wetland garden. To the west of the Manor is a tennis court with summer pavilion, a small orchard with private access gate to the Church (which has occasional services), manege and adjoining paddocks beyond. The land and rolling grassland lie to the south and west of the manor and amount to approximately twenty eight acres. This land is currently fenced and has paddocks. It is protected by a mixture of mature and recently planted trees to the western boundary. A comprehensive cross country course is arranged around the perimeter of the large field into the Dale beyond.

Directions

Postcode - GL54 5HU
From Oxford take the A40 westwards towards Cheltenham. At the north east roundabout with the A429 pass straight over and continue for a further four miles and then take the right hand turn
signposted to Shipton (half a mile). Continue through Shipton, passing the Church on the left. Towards the end of the village, pass the long stone wall on the left and bear around the sharp left hand bend and over the stream. The Manor is on your left hand side behind a Cotswold stone wall and staddle stone. Take the second turning through large timber gates, opposite the entrance to “The Solace”.
