Situation

Butlers Farm House is quietly situated on the edge of the peaceful village of Kidmore End and enjoys wonderful views over adjoining farmland. The village has a popular pub/restaurant, 19th century church and excellent Church of England primary school. Extensive leisure and shopping facilities are available in nearby Reading and Henley-on-Thames and there are highly regarded independent schools in the area including Reading Blue Coat, the Oratory, Queen Annes in Caversham and Shiplake College. There is a mainline station in Reading serving London, Paddington from 25 minutes and the M4 is within easy reach. Sporting and recreational activities include walking and riding in the surrounding countryside and golf at a number of excellent local courses.

Description

Butlers Farm House is a Grade II listed farmhouse with origins in the 17th century. It is now a charming family house with a wealth of period features including exposed wall and ceiling timbers and original fireplaces. The majority of the rooms are double aspect giving a light and airy feel to the property. Main features include:

• Good sized, double aspect reception hall with oak panelling, oak floors, exposed ceiling timbers, cloaks cupboard and cloakroom
• Delightful double aspect drawing room with original brick fireplace with domed bread oven, door to rear lobby and door to garden
• Double aspect sitting room with oak flooring, exposed wall and ceiling timbers, open brick fireplace housing copper canopy, door to study
• Charming dining room, double aspect, open fireplace with wood burning stove, exposed ceiling timbers
• Kitchen/breakfast room with a range of oak wall and floor units with granite worksurfaces, built in oak dresser, built in dishwasher, electric oven with gas hob, travertine limestone floor with underfloor heating, larder, hatch to cellar, exposed ceiling timbers, door to garden
• Master bedroom with views over the garden and farmland beyond, brick fireplace, vaulted ceiling, exposed wall timbers, en-suite dressing room/bathroom with fitted wardrobes
• 4 further bedrooms, family bathroom and shower room.

Outside
The property is accessed from the lane via a 5 bar gate opening to the parking area along the front of the house. To the left is a large area of lawn edged with beech hedging and a magnificent walnut tree, to the right is the walled garden to the front which has brick pathways and flowerbeds. A mature wisteria adorns the front elevation alongside a clematis Montana on the garden wall. To one side is a detached triple garage which has the benefit of planning permission to demolish the existing and replace with a double garage and garden room.

The gardens are charming and wrap around the property. To the western boundary is a private area of lawn edged with high clipped hedging where there is a summerhouse and workshop. To the rear of the house is a courtyard garden providing the perfect terrace for al fresco dining. On the eastern boundary is an attractive area of garden with a gravel bed, planted with a variety of mature shrubs and trees including apple, acer and prunus. In all the garden is about 0.4 of an acre. Beyond the southern boundary is open farmland, giving the farmhouse a magnificent far reaching view over the surrounding countryside.
