Situation
9 The Links is the “Royal Box of Golf”. The house is within feet of the 18th green of the Old Course and its balcony gives a grandstand view both of everyday play and the regular Professional Championships – including the Open Championship.
From the balcony and the windows of the house you look directly to the green, with the first tee immediately beyond, and also the starter’s box and the Royal & Ancient Clubhouse. The West Sands create a beautiful backdrop.
St Andrews is renowned world wide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held there in 2010. There are now six other golf courses run by the St Andrews Links Trust, including the new Castle Course opened in 2009. There are many other golf courses in the area including the Duke’s Course, two courses at St Andrews Bay, and Kingsbarns.
St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1410. The town provides good state schooling at Madras College and private schooling at St Leonards, and Dundee High School is within easy reach. The town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.
Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (25 miles)

9 The Links is a traditional style, three storey terraced house which has recently undergone a major refurbishment. The accommodation is bright and spacious and finished to the highest standards, befitting such a prestigious property. The fabric of the building has been upgraded, including new oak framed doors and windows, new lead work and external rendering. Inside, there is state of the art wiring for lighting and sound and a new mains gas central heating system.
A glazed extension has created a beautiful kitchen area with bespoke fitted units, granite work surfaces and Miele appliances. Glazed double doors open out onto an enclosed courtyard garden and there are two large balconies on the top floor; one looking north over the 18th green and the other catching the south sun. Outbuildings at the rear have been incorporated into the main house and provide a utility/laundry room, golf and boot room and a separate cloakroom with WC.
The courtyard garden is fully paved within a stone wall with a raised planter around the edge. It has a garden shed and a door to The Links.
Directions
Driving into St Andrews on the A91, turn left into Golf Place, which leads to the Royal and Ancient Clubhouse, the golf courses and the beach. The Links is the first turning on the left and the street runs down the length of the 18th fairway of the Old Course. No 9 The Links is the white house which is situated between the Tom Morris Golf Shop and the St Rule Club.
