Assessment of the need and demand for a business park - June 2003 - May 2004

Assessed the need for a business park in the Canterbury area by carrying out a survey of over 1,000 local businesses’ occupational profiles, growth prospects, and perceptions of the area. This was combined with analyses of historic demand and supply trends as well as projections of future demand to deliver concrete recommendations to the client on possible strategies for the future.

Office Futures - May 2004

This research project examined the accuracy of forecasting of trends in office design, usage, and location over the last 20 years, and then went on to project how these may change over the next 20 years. In particular the report highlighted the increasing importance of flexibility and environment in staff attraction and retention.

Savills provided research and development consultancy services for a major, housing-led, regeneration scheme to the north of Telford town centre at East Ketley. The scheme will be seeking to deliver high density housing built to Eco Homes excellent standards in what is a very traditional, low density housing market. Rate of sale and pricing issues were key considerations in a location with a significant future supply pipeline.

In 2002/2003 Savills’ Land & Mixed Use Research department were appointed by CABE to measure the commercial value of different types of urban design, looking for the first time at how innovative approaches to layout and site appearance impact the value of land and potential profitability of the developer.

Over the last few years we have completed a range of bespoke reports that have considered one or more of the following: the structure of the residential investment market, the key investment segments; investment performance; longer term opportunities and development of tailored investment strategies. Clients have included major institutions, housing associations and private UK and overseas investment consortia.

Sonae Imobiliaria and Lamda Development Group, instructed us to advise on the potential performance and commercial viability of a 47,000sqm scheme in Thessaloniki, Greece due for opening in Autumn 2004. This out-of-town shopping centre is one of the first to be developed in Greece. We worked closely with our local office in order to project expected sales, market share and turnover, which were calculated with the application of our TARGET model. The model inputs used the results of the analysis of local economies, and the demographics and expenditure of the catchment area. The outputs of the analysis were used by the client to assess the investment return of the development.

Land Securities - 2008-09

Assessed the potential of creating a generic laboratory fit-out for biotechnology companies, who could locate on Oxford Science Park. This involved conducting 30 face-to-face interviews with science-related occupiers. The majority of these interviews were with biotechnology companies based the Oxfordshire or Cambridgeshire regions. We ascertained the preference for fit-out relative to cost, type of operation and the size of the company.

Housing Corporation - 2008

A detailed review of the structure of the housing market in Hastings and Rother. The client was Sea Space who are a joint venture between the local authorities of Hastings and Rother, SEEDA and Kent County Council. Sea Space are responsible for the regeneration of the Hastings and Bexhill area. Housing plays a central role in the regeneration process and the analysis is being used to inform, among other things, the delivery of around 1,200 units as part of a new Millennium Community in Hastings.

Milton Keynes Partnership - 2007/08

We have considerable expertise in analysing housing affordability at a national and local level. We have recently carried out a detailed analysis of the affordability of housing in London looking at costs of occupation between different tenures and the gap between the first time buyer and mainstream housing markets. This analysis was used to inform a business plan for a new development-led housing venture.

Advisor to Manchester City Council, Henderson Global Investors and Ask Property Development on this 2.5 million square foot mixed-use scheme. We advised on the mix and massing of the commercial elements of the scheme, as well as carrying out research into the specific property needs of Knowledge Economy occupiers.

EEDA - 2008

We advised Manchester and Salford City Councils on the office element of the regeneration of the River Irwell corridor. This work looked at demand, supply, product design, and how various uses compliment each other. Work was used to advise and define the masterplan for this 12m sq ft mixed-use regeneration project.

Development Feasibility study - J&P and Vourous Investment Group - 2007

We advised on feasibility and best practice in design and management of all elements of this project. The final scheme totals six million square feet of office, retail, leisure and residential uses, as well as a new hospital and university.

Market analysis and feasibility study - J&P, GEK, BIOTER, MOTODYNAMIKI - 2006

Assessed industrial-related property in four London boroughs in East London. The project for Ballymore fed into a planning application to replace an existing industrial site with residential development. The project successfully examined the capability of the region to cater for future industrial occupiers needs after the potential loss of the client’s site to housing. The impact of the 2012 Olympics was also included, which showed the adequate quantum and quality of industrial property stock following potential redevelopment.
