1,000 acres to let at Sotby, Lincolnshire

Over 1,000 acres of predominantly Grade 2 land is available to rent with Savills. The land is to let in up to three lots on a Farm Business Tenancy, commencing in October 2012.

Sotby Farm has been owned by the Lawson family for over 20 years, who were previously tenants of the Mercantile & General Reinsurance Company. Mr & Mrs Lawson are now looking to concentrate on other business opportunities and are seeking to engage a tenant or tenants to take on the 5 year agreement starting after the 2012 harvest.

The farm totals approximately 1,004 acres and is being lotted in three lots. It is proposed that Lot 3 is available to include 1,100 tonnes of grain storage and general purpose storage and the loan of shares in a local central storage scheme is available with the other 2 lots by separate negotiation however the landlord is open to alternative arrangements.

Stephen Hall from Savills Lincoln says “1,000 acres of quality land in this location rarely becomes available to let and the property has been lotted to allow for interest both from local farm businesses and further afield.  This could represent the ideal opportunity for a farmer from outside the area to get a foothold into the valuable Lincolnshire agriculture industry so as to expand from there.  With a lack of properties to buy, this rental opportunity could be the perfect alternative.”

Johnny Dudgeon, Head of Savills Lincoln office adds “This is a cracking opportunity to rent a significant holding in one block. Given the size of the farm, flexibility of the lotting and availability of irrigation means we anticipate sound interest both locally and nationally.”

The farm is positioned around three sides of Sotby village and has good access to all the individual lots via the main road and internal farm tracks.

The farm is let with the benefit of both Single Farm Payment and income from the Entry Level Stewardship Scheme.  The owner also proposes to transfer the benefit of 10,000,000 gallons of irrigation licence to the incoming tenant for the benefit of its use throughout the term of the tenancy.  This will allow for flexible cropping and, subject to an appropriate rotation, the potential for some high value root crops.  The farm has grown potatoes and vining peas in the past and would also suit sugar beet subject to available contracts.

Viewing days have been arranged for 5th, 13th and 16th April and potential tenants are requested to contact Stephen Hall of Savills, +44 (0) 7807 999089, in the first instance to request initial particulars and also to arrange a viewing.
