Shared ownership

Shared ownership is a very convenient and economical way to get on the property ladder. Typically investors buy either a quarter, half or three-quarter share of a house or flat from a housing association and pay rent them on the remainder, enabling them to part buy a brand new home or property in stages as means allow and share in any equity increase in the value of the property.

Most applicants buy a 50% share to begin with but the bigger the percentage purchased up front, the less rent paid over time. More shares can be purchased from the housing association until the property is owned outright.

Savills property consultants can provide information to buyers wishing to invest in this flourishing market and offer our expertise, advice and support throughout the buying process.

Shared ownership benefits those on lower incomes or with limited financial means who cannot afford to rent privately or buy. The costs involved are substantially less than would be the case on the open market. The monthly cost of buying a 50% share is about two-thirds of what you would pay on a mortgage, thus allowing you to ''part buy part rent'' a property.
