The International Investment Team have been involved with over 78 office investment transactions (acquisitions and sales) since 1991 with a total value of over £6 billion, with our clients generally asking us to target high quality, low risk real estate.
The result has been that the majority of transactions have focused on the core central London markets and often on landmark, headquarter buildings in prime locations let to quality tenants. This approach has led us to successfully advise clients and to assemble some of the highest quality real estate portfolios in the UK including such prime assets as the Lloyds Building and the HQ's of Sainsbury's, BAT, Freshfields, the Bank of Tokyo and Lovells.
In each case, the key criteria for asset allocation have centred on quality assets let to quality tenants on generally long lease terms in good locations and with prospects for growth.
Our approach to due diligence and transaction management is well respected and borne out of significant experience. In transactions, we seek to manage the entire transaction process in a way that our clients have come to rely on including organising surveys and liaising directly with lawyers. After purchase, we remain committed to asset manage each property and such an approach has then allowed us to best advise clients on potential sales. Recent sales have provided significant profits for clients.
Outside London we have also been involved in investment transactions throughout the UK including acquisitions and sales in Edinburgh, Glasgow, Birmingham and Oxford and on the continent in France, Italy, Spain and Eastern Europe.
More recently we have also advised on the acquisition of a number of hotel investments, including the Radisson SAS Hotels at both Manchester and Stansted International Airports as well as Nh Hotels in Bergamo, Italy.
