One Curzon Street, London W1

This 20,995 sq m (226,000 sq ft) landmark asset occupies a one acre freehold site just to the south of Berkeley Square in the heart of London's prestigious Mayfair. We advised CGI on the purchase and speculative funding of the project (developer Development Securities) with completion in 1998. The property is unique in being able to offer high specification floor plates of up to 30,000 sq ft in the heart of Mayfair and as such attracted interest from major private banks and funds including UBS, Moore Capital and Banque AIG. CGI's total development costs were close to £170 million to provide a return of 6%. In July 2005, we advised CGI on the sale to the Abu Dhabi Royal Family at a price of £280 million.
