
This striking prime City of London office building was designed by Sir Norman Foster, developed by Helical Bar plc and speculatively funded by Deka at a cost of about £100 million to provide a return of circa 7%. It was completed in 2000 and provides about 14,000 sq m (151,000 sq ft) of Grade A accommodation arranged over ground and nine upper floors. The quality architecture, location and specification attracted high profile tenants including JP Morgan, Schroders and F&C Asset Management. We advised Deka on their disposal in December 2005 for £143 million which represented an exit yield of circa 5%.
