What is Ascot like?

The small Berkshire town of Ascot is 30 miles south-west of London and ideally placed to access the M3, M4 and M25. Famous for its racecourse and royal connections, it also has some of the UK’s finest golf courses at Wentworth, Sunningdale and The Berkshire. The area is surrounded by heathland and woods, and there’s plenty on offer for those looking for an active lifestyle with Virginia Water’s landscaped lakes and grounds, the open spaces of Windsor Great Park and Chobham Common, which covers 1,400 acres of rare heath and woodland and is managed for biodiversity by the Surrey Wildlife Trust. The town itself include a mix of high street brands and independent retailers, and the surrounding country villages are home to some excellent gastro pubs.

Ascot and the surrounding area has a wealth of spacious, executive-style mansions with landscaped gardens as well as attractive Victorian cottages, terraced houses and modern flats. This is an area where older-style houses are being knocked down and rebuilt, usually in a more traditional style.

A direct train service in to Waterloo and excellent schools in the area attract international buyers, families and young professionals, and the surrounding areas of Sunningdale, Sunninghill and Virginia Water are also popular with West London families looking to get more house and land for their money than in the capital.

Schools in Ascot

There is a high standard of state and private schools, with many acting as feeders for Eton, Harrow and Wellington, which makes Ascot and the surrounding areas very attractive to families and the international market.

The best performing primary schools are Cheapside C of E in Watersplash Lane and Ascot Heath Infants, in Rhododendron Walk, both of which have been judged ‘outstanding’ by Ofsted. State comprehensive Charters in Charters Road not only gets excellent results at GCSE but is also graded ‘outstanding’ by Ofsted. Private prep schools include Papplewick and the Marist Preparatory.

Private secondary schools are St George’s School, St Mary’s School Ascot, The Marist Senior School, Hurst Lodge, LVS Ascot.

Getting about

Ascot is well placed for the M3, M4 and M25 with easy access to Heathrow (11 miles) and Gatwick (44 miles).

Fast trains to Waterloo from Ascot, Sunningdale and Virginia Water, take between 53 and 61 minutes. The service stops at Clapham Junction for connections to Victoria and Vauxhall for the underground. Direct trains to Reading take 32 minutes, and Guildford is a 55 minute journey.
