Part Exchange Property Advisor - Salisbury

Job Description:

Due to growth in our dept we have requirement for a property advisor who’s main roles and responsibilities are noted below.

The role will involve liaising with all associated parties in the process including; plot customers, estate agents, solicitors and new homes sales managers and site staff.

Many parts of the process are time pressured with the need to obtain figures and reports from our agents swiftly to ensure that plot reservations can be maximized for our new build clients.

Duties include monitoring of residential sales from instruction through to successful completion, ensuring all parties are working towards the scheduled exchange deadline, preparing the Initial Marketing Report, monitoring the marketing / sale, negotiating offers to the highest possible sale price.

Good organisation and negotiation skills are essential to ensure offers are dealt with effectively for our clients.

Key Responsibilities:

  • Sourcing the most suitable estate agent to arrange market appraisals on behalf of clients.
  • Ensuring the agents reports are returned swiftly
  • Compiling appraisal reports.
  • Placing properties onto the market ensuring suitable marketing material.
  • Obtaining regular updates on viewings, advertising etc.
  • Collating offers, checking applicants chain details etc.
  • Negotiating offers directly with plot customers where mandate allows.
  • Progressing sales through to exchange within agreed timescales.
  • Dealing with maintenance issues.
  • Producing weekly client reports in a variety of formats and making sure these are sent by the required deadline.
  • Relationship building with the plot customers.

Candidate Profile:

  • It is essential for the role that there is experience in residential sales or new homes sales.
  • Direct customer contact is needed within this role so good telephone manner and a high standard of written English are essential.
  • The candidate should have a good working knowledge of MS Office including Word, Excel and Outlook.
  • The ability to work on own initiative is essential, as is being able to prioritise own workload in a fast paced changing environment.
