Sold to Avery Healthcare

Savills Healthcare has sold a Freehold Care Home Development Site located at Cepen Park, Chippenham, Wiltshire to Avery Healthcare a developer of care homes for older people and those with a physical disability.

The site is located to the rear of the Cepen Park Service Area, between a Premier Inn hotel and Little Chef/Burger King. Chippenham is a market town situated on the River Avon in north Wiltshire alongside the A350 and A4 trunk roads, approximately 4 miles south of Junction 17 of the M4 Motorway. Bath is approximately 13 miles to the south-west, Melksham approximately 7 miles to the south and Swindon approximately 17 miles to the north-east. Chippenham is in the North Wiltshire District which had a population as at the 2001 Census of 245,641 people of which those over 65 years represented 14.4% (UK 15.9%) and those aged over 80 years comprise 3.4% (UK 4.1%).

According to Savills Research, within a 10 minute drive time catchment area there is a resident population of 38,911 people of which those over 65 years represent 15.5% and those over 80 years 4.5%. Over the next 20 years the over 65 population is projected to increase by 3,633 people (60.3%) and the over 80 age group by 1,315 persons (75.9%).

Drawings have been prepared for a detached, part two and part three storey care home with 63 bedrooms. The building has been designed to reflect local building styles with part painted render and part reconstituted Cotswold stone faced walls, hipped and pitched tile covered roofs, white UPVC framed double glazed windows, brown UPVC rainwater goods and white UPVC soffits/fascias. The accommodation in the proposed care home is designed to provide 63 single en suite bedrooms over three floors with the ground and first floors linked by four internal staircases and two 13 person lifts, with three staircases and one lift ascending to the second floor. The site extends to approximately 0.287 hectares (0.710 acres).
